Who can live at ISL?
Any full time student studying at a HEFCE funded educational establishment with campuses in Camden or the surrounding boroughs.

Can I choose my room in the building?
Rooms are allocated at Independent Student Living on first come first served basis. Students can outline any special requests at the time of booking, and we will do our very best to accommodate these room type requests.

What is the contract length?
The contract length to stay at Independent Student Living is 51 weeks. Tenancy start date is 13th September 2014.

Can I inspect the property before booking a room?
Yes. The building is located at the end of Blackburn Road in West Hampstead, London NW6 1RZ. Call us in business hours to book a viewing.

What is included in the room rate?
All utility bills (water, heating, electricity etc), 50mb internet access via cable in room and 50mb wifi throughout the property, gym, cinema screening room, common rooms with sky TV, 24 hour security, contents insurance and free standard IPTV service.

What is the cancellation policy?
If we receive your cancellation within 7 days from the initial booking and before midnight of 31 st July 2014 – No charges apply and any amounts that have already been paid will be refunded. Thereafter charges will be incurred as detailed in our cancellation policy.

Do I have to pay Council Tax?
No. Full time students are exempt from council tax. You may be required to provide proof of your enrollment to the local council.

Who can be my guarantor?
A guarantor needs to be someone in full-time employment, either based in the UK or based in your home country. Your guarantor could be a member of your family of close friend who will be able to pay your rent in case you can’t.

I don’t live in the UK and don’t have a UK bank account – what should I do?
You can pay your rent by credit card or transfer the amount of rent to our account, please contact the team for details. When you arrive in the UK we advise you to open a bank account.

Property FAQs

Is there somewhere to store by bike?
Yes. There are secure bicycle storage racks in the property for your use, free of charge and open 24/7.

What furniture is in my room?
All of our different room types have the same high quality furniture suites. A full list of furniture can be requested once your application has been received.

Can I smoke in my room?
No. Independent Student Living is a non-smoking premises. You may smoke outside within a designated smoking area in the courtyard.

Will I have a TV in-room?
No. however all rooms will have IPTV connectivity supplied allowing students to view a large selection of Freeview channels on their laptop or self supplied TV. Students who wish to supply their own TV can collect an IPTV set top box  from reception. Flat screen TVs are also provided in all cluster flat lounge areas and the main common room.

What are the guest policies?
Independent Student Living will be your home so you are allowed to have one guest stay for 3 nights within the week, but we would ask you to respect your neighbours. All guests will need to sign in and provide valid identification to be given access to the residence (for health and safety).

Is contents insurance included?
Yes. We have partnered with the market leader of student contents insurance in the UK, Endsleigh Insurance. Policy detail will be provided to you on check-in.

Will my room be cleaned?
There will be a housekeeping team on-site, who will clean all cluster flat kitchen/lounge areas and communal areas in the property. This does not include your bedroom. We do however offer in-room cleans for an additional charge.

What is my internet provision?
Independent Student Living provides 50mb internet connection with unlimited downloads in every bedroom. 24 hr support and assistance is just a phone call away provided by CableCom. Up to 50mb wifi internet connection is also provided throughout the building.

Is there a curfew?
No, ISL will be your home. You have the right to come and go as you please, however we do request that you respect your neighbours and keep any noise to a minimum late at night. ISL will provide 24/7 staff/security so you will feel safe in doing so.

Will I have a phone in-room?
Phones will not be provided in your room, however you will have access to VOIP which will allow you to call home at discounted rates.

Will I have a safe in my room?
Yes. An electronic coded safe will be supplied in your room to keep your important belongings safe.

What if something in my room breaks?
We have a maintenance team on-site to maintain the building to the highest of standards. Should you have a problem with anything in your room, if your fridge stops working or a light bulb needs replacing (as examples), they will fix it as soon as possible for you.

Is there additional storage space available at the property?
Yes. Additional storage space will be available on a first come first served basis, subject to a nominal cost.

Are there longer beds available?
Yes. There are a few bedrooms that feature longer beds. Ask us about it when you enquire.

Can I share my cluster flat with my friends?
When you apply for your accommodation, please let us know the names of your friends. We will do our best to place you in the same cluster flat, depending on availability.

Facilities FAQs

Is there a Laundry?
Yes, we have an onsite laundry located just off the common room. A wash costs £2.50 and a dry £1.50 per load.

What hours can I use the courtyard?
The courtyard is open for your enjoyment between 8am and 11pm.

Is there a fitness room?
Yes, there is a fully equipped fitness room in the building open from 6am till 11pm.

What about my post?
Dedicated post boxes for flats and studios are located on the mezzanine level in the entrance foyer. Packages will be signed for and held by reception staff, you will just need to come and collect them.

Is there a calendar of events available to students?
Yes, Independent Student Living will provide a calendar of social events for residents to participate in. Some will be free of charge and others will offer a discounted ticket price. For more information, please contact us at reception.

Moving In FAQs

Do you provide bedding?
Yes. Bedding, Kitchen and Toiletry packs are available at a small extra cost from our 3rd party supplier Gailarde. A link for these is available during your application process.

Do you provide kitchen packs?
Yes. Kitchen packs are available.

What documents are required for me to check-in?
We require a copy of your passport, visa (if applicable) and university acceptance letter.

Can I move in early?
Yes, subject to availability. There will be an additional daily charge of £35/day added to your bill. Please check with our reservations team as to whether your room is available to secure an early arrival.

What do I need to bring?
Please make sure you bring your booking confirmation, a Photo ID, University Confirmation letter, passport, visa (if applicable) a towel, toiletries, your laptop and any accessories to make your room feel more like your home!

Payment FAQs

What is the normal payment structure?
You need to pay a reservation fee of £250 when you make your booking.

You then have the choice of two options, you can chose to pay pay the total cost of your rental in advance which entitles you to a 3% discount.

Your second option is to pay in 3 installments, the first installment will be 40% of your total accommodation, due on 29/08/14. The second installment will be 40% of your total accommodation due on 11/01/15, and your third installment will be 20% due 18/04/2015.

What other charges can I expect?
You will have to pay for laundry, upgrade of insurance or internet/TV packages.

What is my reservation fee?
The reservation fee of £250 will be used initially to secure your booking and your room. Once you check in your reservation fee will be credited to your first rental installment. Should you have any further queries, please contact us at [email protected]
